Here is exactly where the file sits. 5 items are outstanding and none of them are with the borrower.

1. Appraisal, FHA with case number, with the appraiser. Prior to Closing.
2. Verbal VOE, within 10 days of closing, with the borrower's employer. Prior to Funding.
3. Credit Supplement, disputed tradeline, with us. Prior to Docs.
4. DPA Second Subordination Agreement, with Cedar Point Title. Prior to Funding.
5. Undisclosed Debt Monitoring, rerun pre-funding, with us. Prior to Funding.

On the appraisal: it came in at $419,500 against the $424,000 contract, a $4,500 gap. That is a conversation between your buyer and the seller, and it is the item most likely to move the date. Theo Brennan is reaching out to the borrower today.

Projected clear to close is 12 days out, which still clears the 21 day scheduled close. That projection assumes the $4,500 gap is resolved this week and the written verification of employment comes back inside three business days. If either slips, the date moves and I will tell you the day it happens rather than the week of.

One ask: confirm with your seller whether they will meet any part of the $4,500 gap. That answer unblocks the fastest of the five.
